What is the ITE?

The ITE or Technical Building Inspection is the inspection to periodically monitor the state of conservation of buildings . As they age, buildings can present deficiencies that pose a risk to people. Therefore, it is important to ensure its conservation and rehabilitation.

How is the ITE performed?

For the Technical Inspection of the Building , a technician will visit the property to make a visual inspection, determine the state of conservation of the building and qualify its deficiencies in case it has . Subsequently, the owners are given a report in which they are instructed on what maintenance works and actions to carry out.

The report shall be prepared in accordance with the standard model and format approved by ‘Agencia de l’Habitatge de Catalunya . This report is submitted to the administration together with the application for the Certificate of Aptitude of the Building.

How is the ITE performed?

Depending on the deficiencies found in the report, owners will be able to obtain different types of certificates of fitness .

If the building is defective or mildly defective , it may be declared fit and will not need to be re-inspected in 10 years. If it has significant deficiencies, it may be declared provisionally eligible with verification reports every two years, for a period of 6 years.

In the event that the building has serious or very serious deficiencies , precautionary measures must be taken, with annual verification reports for three years. If, despite having serious or very serious deficiencies, no precautionary measures are taken, the Certificate of Fitness will be refused.
