Project Description
The transformation of this office building in the heart of Poblenou’s technology district, Barcelona, presents one of the most complex and stimulating challenges in contemporary corporate architecture: converting a 1,000 m² basement plinth into a healthy, vibrant workspace fully connected to the outdoors. In a densely consolidated urban environment, the recovery of below-grade spaces stands as a unique opportunity for real estate asset optimization, provided it is approached from a technical and innovative perspective.
The Challenge of Natural Light in Below-Grade Spaces
In any comprehensive office renovation, user well-being is the absolute priority. In this case, the total absence of perimeter windows severely constrained the functional program. To break the sense of confinement inherent to a basement, natural light becomes the true protagonist and the backbone of the entire intervention.
The architectural solution is articulated through the opening of two large, strategic skylights. These elements act as genuine zenithal beacons, capturing the Barcelona sky and flooding the core of the basement. Light ceases to be a mere functional resource and becomes a construction material in its own right, molding textures and defining hierarchies within the floor plan.
Centrifugal Distribution: Architecture at the Service of Well-being
To maximize the reach of the captured light, a centrifugal distribution logic was chosen. At the center of the floor plate, directly beneath the skylights, lies a large communal space that serves as the heart of the project. These skylights not only encourage social interaction and collaborative work but also act as a luminous distributor, equitably partitioning solar radiation toward the compartmentalized offices and meeting rooms on the perimeter.
The intelligence of the design lies in the arrangement of the service elements. Storage modules and partitions are oriented radially relative to this central void. This layout eliminates the visual barriers that typically fragment basements, fostering a perception of spaciousness, spatial fluidity, and transparency. While working from any point in the office, the user maintains a constant visual reference to the source of natural light, preserving circadian rhythms and enhancing productivity.
Material Duality: Identity Between the Tower and the Plinth
The project is not limited to the treatment of the subsoil; it establishes a constant dialectical dialogue with the three-story tower that crowns the building. Here, the architectural program takes on a more representative and corporate character. While the basement focuses on open-plan clarity, the tower seeks warmth and detail.
The gravitational center of the tower is a sculptural volume crafted in oak wood with vertical black grooves. This custom-made piece, which wraps around the vertical circulation core, is not merely aesthetic; it is a functional element that organizes the executive areas and boardrooms. The contrast between the nobility of the wood and the precision of the grooves provides a sober, elegant, and contemporary corporate identity.
The Importance of Material Choice in Comprehensive Renovations
In this office refurbishment in Poblenou, every material has been selected for its ability to interact with light. Light-toned finishes in the plinth area help bounce brightness into the deepest zones, while the oak details in the upper levels anchor the building to an aesthetic of durability and comfort. The combination of concealed HVAC systems and carefully studied acoustics—using sound-absorbing panels—ensures that the visual design is matched by impeccable technical comfort.
