What is TIB?

The TIB or Technical Inspection of Buildings is the inspection that serves to periodically control the state of conservation of buildings. As they age, buildings can present deficiencies that pose risks to people. That is why it is important to guarantee its conservation and rehabilitation.

All buildings must pass the TIB before they are 45 years old from construction.

It is also usually mandatory to pass the TIB in buildings that want to obtain public subsidies. It is also a document that property buyers will request prior to signing the deed of sale.

What does TIB consist of?

Inspection

For the Technical Inspection of the Building, a technician will visit the property to carry out a visual inspection, determine the state of conservation of the building and qualify its deficiencies if any. After the inspection, the owners are given a report that guides them on what works and maintenance actions they must carry out.

Report

The report is drawn up in accordance with the standardized model and format approved by the Catalan Housing Agency. This report is delivered to the administration together with the request for the Certificate of Suitability of the Building.

The Certificate of Aptitude

This is the target document of the TIB . It is the document granted by the generality. According to the deficiencies detected, the owners will be able to obtain different types of fitness certificates. If the building is found without deficiencies or with minor deficiencies, it can be declared suitable and will not have to pass the inspection again in 10 years. If you have significant deficiencies, you can be declared provisionally fit with verification reports every two years, for a period of 6 years.

In the event that the building has serious or very serious deficiencies, it will be necessary to take precautionary measures, with annual verification reports for three years. If, despite having serious or very serious deficiencies, precautionary measures are not taken, the fitness certificate will be refused.
