What it is

What is a building age certificate?

The descriptive and building age certificate is a technical document that certifies the approximate construction date of a property, together with its description, floor areas and current condition.

It is the key document for registering at the Land Registry homes or extensions that were never recorded in a deed, and notaries routinely ask for it in sales, inheritances and regularisations. It also helps assess whether any planning irregularities have become time-barred.

When you need it

  • The home or an extension was never recorded in a deed
  • You are selling and the notary asks you to prove the building’s age
  • Inheritances and division of assets
  • Correcting the description at the Land Registry
  • Checking whether old building work can be legalised

If you’re not sure this is the document you need, ask us: we’ll advise you with no obligation.

Frequently asked questions

Frequently asked questions about the building age certificate

It is a technical report certifying the approximate construction date of a property and its description, allowing it to be recorded in a deed and registered at the Land Registry.

When the home, or part of it, was not recorded in a deed when it was built and you want to regularise its registry status, sell it or include it in an inheritance.

The estimated construction date, a measured survey with floor areas, the description of the property and, where needed, georeferencing. It is delivered signed and stamped.

By cross-checking several sources: cadastral data, historical aerial photographs, available documentation and our own inspection of the property.

It depends on the type of property, its floor area and its location. Ask us for a quote with no obligation.

A competent professional, such as an architect, because it is a legally valid document submitted to a notary and the Land Registry.
