The cost of a renovation project depends mainly on the built floor area and on what is changed in the home. These are the minimum fees from our calculator, estimated for Barcelona and its surroundings, for a home with 50 m² of built floor area and a basic level of detail. They include the preliminary studies, the technical project, the licence or prior notification process and site supervision.

What the renovation project cost includes
- Preliminary studies: visit, survey of the current state and layout proposal.
- Technical project to carry out the work: report, drawings and measurements.
- Application and processing of the licence or prior notification with the city council.
- Help requesting and comparing quotes from several builders using the project measurements.
- Site supervision by a registered architect, to make sure the work is done properly.
It does not include the building work, which you contract with the builder of your choice, or municipal taxes and fees (ICIO and licence, and in Barcelona the ECA), which are paid separately.
What changes the cost of a renovation project
Built floor area
It is the factor that most affects the cost of a renovation project. With no work on services or structure, the project with licence and site supervision costs from €2,270 + VAT for 80 m² built and from €2,760 + VAT for 120 m² built.
Type of intervention
If the services are renewed, the project for 50 m² built costs from €2,550 + VAT. If localised structural work is also needed, such as opening a load-bearing wall, from €3,570 + VAT.
Level of detail of the project
With a medium level of detail, including full measurements to compare builders’ quotes, the project for 50 m² built costs from €2,640 + VAT.

A worked example of the renovation project cost
A 50 m² built flat in the Eixample where the kitchen, the bathroom and the services are renewed, without touching the structure. The project with licence and site supervision costs €2,550 + VAT, paid in three phases: €765 on accepting the engagement, €1,020 on delivery of the project and €765 during the work. We visit the home, take measurements and propose a layout with a first estimate of the cost of the work.
2. Project
We draw up the technical project with drawings and measurements, to apply for the licence and compare quotes.
3. Licence and quotes
We handle the licence or prior notification and request quotes from several builders so you can choose the one you prefer.
4. Site supervision
We supervise the work through to the final certificate to make sure it is done properly.
How you pay: in phases
The fees are split into three phases, and each one is paid when it starts:
- Preliminary studies and preliminary design (30%). Visit, survey of the current state and layout proposal with a cost estimate. Paid on accepting the engagement.
- Project (40%). Complete technical project and building licence application. Paid on delivery of the project, before applying for the licence.
- Site supervision (30%). Supervision of the work through to the final certificate. Paid monthly, in proportion to the progress of the work.
