Rehabilitating a 59 m² flat without a habitability certificate

Rehabilitation of a flat in very poor condition on Baró de Sant Lluís street that did not meet the minimum requirements for a certificate of habitability. The design tackles the damp, renews all services and opens the kitchen to the living room.

The brief

A flat that was not habitable

The flat suffered from water ingress and rising damp in the walls, rusted steel joists, completely outdated wiring and no hot water. It did not meet the minimum requirements for a certificate of habitability.

The initial technical diagnosis was key to prioritising the work.

The living area

Fewer rooms, more space

The kitchen moves and opens to the living room.

The design opens up the space: one of the three bedrooms is removed and the kitchen joins the living-dining room. Since all the plumbing had to be renewed, the kitchen was moved to concentrate the services in one place.

The ceramic vaults and joists of the floor structure are left exposed, adding warmth to a home with white walls and light flooring.

Damp and health

Walls that breathe

Breathable technical mortar render.

Mould caused by damp was solved by replacing the gypsum plaster with a breathable technical mortar render. The renovation includes new wiring and hot water.
