The brief

Gaining space in an outdated flat

The flat is in a mid-1960s building with load-bearing masonry walls and one-way reinforced concrete slabs. Its layout had become outdated and the clients, a company, wanted to modernise it.

With space as the guiding criterion, the design focuses on giving more area to the living, dining and kitchen zone and on removing circulation space.

The living area

The kitchen takes over the corridor

The partition separating it from the living room is removed.

The kitchen moves into what used to be the main corridor and the partition between it and the living room is removed, adding that area to the living space. The living-dining room grows to about 18 m² and gains an extra window opening directly onto the outdoor terrace. The entrance hall also grows and becomes the anteroom to the kitchen.

The bathroom

Same size, better fit

A large courtyard window where the utility room used to be.

The bathroom keeps its size but shifts slightly to fit the plan better, gaining a large window onto the inner courtyard in the space once taken by the utility room. Enlarging the entrance hall removes the corridor altogether. All finishes and services are renewed to the standard of a newly built home.

Frequently asked questions

Reconfiguring a small flat

Often, yes. Absorbing the corridor into the kitchen, hall or living room is one of the most effective ways to gain usable space in small flats.

Yes, if the partitions being removed are not structural and extraction and drainage are properly resolved. We check this before designing.

It depends on the scope. In this case, with a new layout and new finishes and services, the construction budget was €22,000.
