From June 1 of 2013 the energy certificate is essential to sell or rent a property, that is why many owners of flats or single-family homes wonder what must do to get this certification.

At KAITEK ARQUITECTURA we have been carrying out a large number of energy certificates for 6 years, both for new construction and used housing.

From KAITEK ARQUITECTURA our priority is that our clients do not have to carry out paperwork any once our services have been contracted. Thus are the technicians in charge who carry out the entire process. Next we comment the steps to be taken during an energy certification:

  1. Obtaining data from the Cadastre.
  2. Schedule a visit and inspection of the property.
  3. Data collection: Heating system, cooling system, facade walls, type of windows, type of floors and ceilings.
  4. Energy consumption report of the property.
  5. Drafting of the report on improvement measures in the level of energy efficiency.
  6. Processing of documentation at ICAEN and requesting the Energy Label.
  7. Obtaining the Energy Label issued by ICAEN.
  8. Delivery of the energy label, along with the rest of the official documents, in PDF format duly signed and secured.

Obtaining data from the Cadastre

Our technicians carry out a search for data on the property in the Electronic Headquarters of the Cadastre. All those parameters that can provide information on the state of the property envelope are observed; location, year of construction, orientation, etc.

Schedule a visit and inspection of the property

One of our technicians contacts the client by telephone conversation to arrange a day of visit to the property. The visit can be made in the morning or afternoon and in any of the provinces of Barcelona, Tarragona, Girona or Lleida.

Data collection

During the inspection the technician makes various measurements and annotations. The most relevant data are those on air conditioning systems and exterior enclosures. Measurements of exterior doors and windows are taken, the surfaces of the walls in contact with the outside and possible neighbors are calculated, the finishes on the vertical and horizontal walls are observed and the heating and cooling devices are analyzed.

Property energy consumption report

With the data obtained in the Cadastre and in the visit made, the technician draws up the energy consumption report of the property following the guidelines set by the public administration. Here the qualification that is intended to receive in the future energy label is calculated.

Energy calculations with the CE3X program

A report is presented detailing the possible actions to improve the energy rating received. The proposed measures are adapted to the needs of each client; If, for example, it is observed that the window system is the weakest point of the house, this report will describe which windows may be more suitable to improve the energy performance of your house. These improvement measures are indicative and do not require their implementation in any way.

Procedure before the administration

The two reports drawn up, the energy consumption report and the improvement report, are submitted to ICAEN, the entity of the Generalitat de Catalunya in charge of preparing and carrying out the Catalan energy policy.
