What it is
What is an asbestos certificate?
An asbestos certificate states whether a property has materials that contain or may contain asbestos at the time it is issued. It is regulated by Law 8/2026, of 2 July, on the eradication of asbestos in Catalonia (article 21), which requires it to be handed over when a property is sold or let.
Until the Catalan Government approves the regulation that will set out its content, the certificate is based on a visual inspection of the accessible materials. We explain clearly what we have seen, what cannot be seen and what you should do.

How much does an asbestos certificate in Barcelona cost?
For a flat in Barcelona, the asbestos certificate costs from €195 + VAT. It includes the visit, the background review and the certificate.
For a building you can choose a single certificate for the whole building (common areas and shared elements) or one certificate per flat, with a discount from two flats upwards. We work in Barcelona and the surrounding area: the online quote includes travel costs according to the municipality.
If you also need the certificate of habitability or the energy performance certificate, we do them in the same visit, with discounts of up to 30% on combined orders.

If there is asbestos
What happens if we find asbestos?
Finding asbestos does not prevent you from selling or letting, but it must be disclosed. If the material is in good condition, monitoring it is often enough; if it has to be removed, this must be done by a company listed in the RERA register. When it affects roofs or façades, we draw up the façade and roof rehabilitation project and manage the works.
