What we solve
Everything technical for your buildings, in one practice
From the mandatory inspection to the rehabilitation works, with registered architects who know Catalan regulations.
Technical building inspection (ITE)
Visit, report and submission to the Catalan Housing Agency to obtain the certificate of fitness.
Building defect diagnosis
Cracks, damp, falling fragments and structural damage, with a report and a proposed solution.
Emergency works and shoring
When there is a risk, we specify and manage the precautionary measures so the building is safe while the definitive works are prepared.
Rehabilitation projects
Façades, roofs, courtyards, windows, structure and energy retrofit. We draw up the project, request quotes from several contractors for the association to choose from and manage the works.
Rehabilitation grants
We prepare the technical documentation each call for applications requires, such as those of the Consorci de l’Habitatge, and submit the application.
Asbestos certificate
Inspection and certificate for the building, to comply with regulations and plan the works safely.
How we work
Designed for those who manage many buildings
For property administrators, what takes most time is not the technical work but coordinating it. That is why we organise it like this.
1. You send us the buildings
Addresses and any available documentation: previous ITE reports, drawings or minutes recording problems.
2. Quote for the owners’ meeting
A clear quote per building, ready to present to the owners.
3. Organised visits
We arrange access with the association president, the caretaker or the neighbours, and group the buildings by area.
4. One point of contact
An architect from the team is your contact for every building and keeps you updated on the status of each file.
5. Meeting and works
If needed, we explain the report or the project at the owners’ meeting and support the association throughout the works.
Occupied buildings
Property administrators: technical decisions the owners’ meeting understands
Property administrators have to explain to owners why works are needed, how much they will cost and what happens if they are postponed. That is why our reports and quotes set priorities: what is urgent, what can wait and what is worth doing at the same time to make the most of scaffolding and site set-up.
During the works we remain the association’s technical contact: we answer neighbours’ questions, check that what was contracted is what gets built and review the progress valuations before each payment.
It is the same way of working we applied in the energy retrofit of Can Vilardell, in Terrassa: three public housing blocks for the Catalan Housing Agency.
Projects
Structure and rehabilitation: reference projects
Work on existing buildings like the jobs property administrators commission from us: structural reinforcement, shoring and full rehabilitations.
5-metre shoring in a load-bearing wall
A 5-metre opening in a solid brick wall, solved with two IPN beams after studying the building’s overall structure. See project →
Reinforcement of a reinforced concrete joist
A joist whose reinforcement had been damaged by carbonation, functionally replaced by an extendable galvanised steel beam: a precise, minimally invasive intervention. See project →
Rehabilitation of an apartment building in Solsona
Full rehabilitation of an apartment building with a new lift and a duplex penthouse with a CLT timber structure on the top floor. See project →
Where we work
Barcelona and all of Catalonia
We work every day in Barcelona and its metropolitan area. Elsewhere in Catalonia we group visits by area when there are several buildings in the same town or district.
We take on rehabilitation projects throughout Catalonia.
