From commercial unit to home near Hospital de Sant Pau: no corridors, plenty of light

Renovation of a ground-floor unit on Indústria street to turn it into a home. The preliminary study revealed that it was already classed as residential, avoiding a change of use and speeding up the certificate of habitability. With no corridors, under 40 m² of usable space feels open and bright.

The brief

A preliminary study that saved paperwork

The client, a company, commissioned us to carry out the preliminary studies for a change of use from commercial unit to home. At that stage we found that the unit was already classed as residential for planning purposes.

No change of use was needed: it was enough to renovate the unit to meet the required habitability standards, which greatly sped up obtaining the certificate.

The home

Two rooms and no corridor

Living space on the street, bedroom with bathroom on the courtyard.

The home, on the ground floor of a building near Hospital de Sant Pau, is arranged as a living, dining and kitchen space facing the street and a bedroom with an integrated bathroom facing the inner courtyard. Although the usable area is under 40 m², the absence of corridors and the natural light make it feel spacious.
