The neighborhood of La Salut de Sant Feliu de Llobregat

Most of the buildings in the La Salut neighborhood in Sant Feliu de Llobregat were built in the 1960s due to the need to expand the urbanized area of the municipality to accommodate the families of workers who emigrated to the metropolitan area of Barcelona from de other regions of the country.

Due to the mass construction and many times in series, the buildings of the neighborhood share many similarities between them. Characteristic are the clonic facades with exposed brick exterior sheet, the patios of lights shared with the adjoining building, the roofs with exclusive access or their kitchens with direct windows to the street. However, the high population and housing density in this neighborhood has a positive side: there is a lot of life on the street, with the shops, squares and bar terraces always full of people.

The most common deficiencies in these buildings are those that affect their envelopes; causing problems of stains, falling or bulging of the interior or exterior finishes and humidity due to condensation inside the homes.

All these deficiencies are the result of the way of building, the construction systems used during the 60s which prioritized the rapid construction of a solid structure while minimizing the costs for insulation systems and finishes.

Moisture due to condensation on exterior walls

Due to the lack of thermal insulators it is very common to find humidity by condensation inside the enclosure walls, facades or dividing walls. These dampness can be identified by the stains or bulges that appear in the finish paint of the walls that face the exterior, commonly they are located in the areas with scratches or on the walls of the bedrooms with poor ventilation.

During the writing of the ITE, these deficiencies are usually classified as minor because they do not generate a situation of immediate risk, although they must be monitored so that unhealthy environments with unpleasant odors or a “loaded” environment do not occur.

Capillarity humidity in ground floor walls

The vast majority of the buildings that we visit in the area have houses on the ground floor or semi-basement, as the buildings do not have waterproofing systems in their foundations, these are prone to the appearance of dampness by capillarity in the walls of the ground floor We can identify these dampness by the stains or detachments of the paint that appear in the lower areas of the walls in contact with the ground.

Contrary to what many think, these dampnesses do not usually pose a risk to the foundations of the building in the short term and that is why as long as they do not generate an unhealthy environment, in the ITE report these deficiencies are not usually classified as serious but as mild or important depending on their affectation.

Bad condition of the roof drains

Most of the buildings in the neighborhood do not allow residents to access the roof, being only allowed for maintenance work. This means that the neighbors cannot control the status of the roof elements, which is one of the areas that usually presents the most pathologies in an ITE. A very important element that we very often find in poor condition during inspections is the protection grills of the roof drains.

It is very important that these bars are in good condition since otherwise the downspouts can get clogged very easily (with the entry of objects, leaves and even animals) as they are only equipped to evacuate rainwater. Sinkhole with the broken “morrión” [/ caption]

This deficiency is not serious, it is usually typified as important ( although it is easy to repair) during an ITE, this is due to the fact that significant damage can be generated inside the houses through which the downspouts run.
